The tall window above the sink was partially covered at the top, and is now fully exposed letting in lots of natural light. This is a complete kitchen gut-out and now beautiful white cabinets, island with table, bookcase and gorgeous granite countertops everywhere invite buyers into this modern and spacious kitchen. This renovation came with a pretty big price tag, but an even bigger return on investment.

The theme for this kitchen was get rid of the green! The ugly plain green cabinets were removed and replaced with beautiful white cabinets. These cabinets even came with door hardware! Notice the clever book case at the end as well as the extra counter space by relocating the fridge to the other side of the room. Not only did this place get a fresh new look, it got more functional space that buyers could imagine themselves living here - the first step in getting an offer!

Even enclosed in a deck, the simple lines of the lip have an inherent beauty that surpasses most acrylic versions. But be careful of your design choices: think about the buyers: their choices are what you should be sopping for.
  • Sit in a bathtub before buying it.
    Bigger isn't always better. A 60-inch tub is fine for most people. It offers enough room to stretch out and provides a secure foothold, so you don't float into oblivion when the tub is full. If budget is a consideration (and it always should be when selling your home) consider other floor surface like a good-quality laminate or vinyl flooring.
  • Hang a stylish mirror.
    One beautifully framed mirror over a sink is more attractive than many surfaces covered with mirrors. Supplement it with a wall-mounted adjustable makeup mirror, and consider installing a lighted, mirrored shaving niche in your shower stall.
  • Use found space.
    Take advantage of space between wall studs by recessing a tall storage cabinet into the wall to maximize vertical storage while saving floor space. The cabinet should have an interior depth of at least three inches and a door flush with the wall.
  • Build a shower area.
    Consider building an open-concept shower area that doesn't need a curtain or door and is less confining than a standard shower stall. In addition to well-designed drainage, a ceiling-mounted rain showerhead and/or a high wall-mounted showerhead that splashes less water will keep the area outside the shower drier.
  • Design lighting that works.
    Good lighting is imperative. Combine halogen pot lights with wall sconces beside or over the mirror for lighting with no shadows. Always install dimmers.
  • Buy a quality toilet.
    When buying a toilet, it's not necessary for you to spend big bucks, but you don't want to scrimp too much, either. You can get a good-quality one-piece toilet for about $400. Models with elongated bowls and seats are usually most comfortable.

  • Think painting first.

Basements can be overlooked by home sellers – especially if they aren’t finished. When selling your home, consider refinishing the basement to add usable living space. If finished, have a good look at the colours: you don’t want dark basements that look small – you want the area to offer options for your buyer so they can see themselves using this space.

  • Finish that unfinished basement.
    This is a difficult decision. The person to help you decide this is your realtor: ask them what comparable homes in your area have sold for with and without a fished basement. The price difference shall be the maximum budget your basement renovation. Your home will sell for more, and will sell quicker with more living space. So even if you break even on this part of the project, you win out because your home will be on the market for a shorter period of time.
  • Painting the basement.
    Choosing white is very important: it brightens up the room and makes it look larger. Basements typically have little natural light coming into them, so the more white surfaces you have, the more reflected light there is to brighten up the room.
  • Organize that mess.
    Clear the floor of all clutter. Even if your basement is unfinished, get rid of everything: put in into storage and make the space look larger. If finished, consider cabinets or wall units for storage. If you have an old TV in rec room, consider renting or buying a new flat screen TV and turn the rec room into a multimedia home theatre.
  • Flooring:
    If you have cracks in the concrete, consider having them professionally-repaired. After the repair, you can have them painted with a good flooring paint for a clean and finished look. Other options include vinyl or laminate flooring (don’t use hardwood flooring), or even have them carpeted. It’s all about making the space look usable and inviting.
  • Let there be light.
    Lighting is very important in a basement. If renovating, you should pay close attention to having good lighting that makes the space look like it’s above-grade. Pot lights are concealed within the floor joists, but they can have poor coverage. If this is the case, consider adding track lighting on the periphery for added coverage.
  • Replace that old furnace.
    An old furnace is possibly the most common reason a buyer will ask for a credit on the asking price for a home. And typically they ask for much more than the actual cost of replacing the furnace with a new one. Have a new high-efficiency gas furnace installed with good energy-saving features (ECM / variable speed / brushless DC motors), and let your realtor know of these features in order to promote them to potential buyers. If the new furnace has a transferable warranty, ask your HVAC company for a fact sheet about the furnace and the warranty , and leave copies of it for the potential buyers to see.

You can help make sure they want to come inside your house by spending some time working on its exterior appearance. A huge percentage of real estate agents will say that the first thing you look at when preparing a home for resale is its curb appeal. If it looks like a dump from the outside, then chances are it’s the same on the inside.

  • Start with the most obvious things.
    If you can only do a few things to spruce up the exterior of your home, start with the most glaringly obvious. For example, if your garden is overrun with weeds, the front lawn hasn’t been cut in so long that you need a machete to get to the door and remnants of last spring’s garage sale still adorn the front porch, mow the lawn, pull the weeds and get rid of the mess. A messy front yard will be the first thing a potential buyer sees and it might tell them not to look any further. You don’t have to have a prize-winning rose garden to attract potential buyers, just a yard that looks tidy and well cared for.
  • Add planters.

    Since the driveway is one of the first things prospective buyers will notice, it’s a good idea to freshen it up. Adding a sealer can refresh a tired driveway. This is an inexpensive makeover that can be accomplished in a short time by almost anyone, Darren says.
  • Cover the beds with cedar mulch.
    Adding red cedar mulch goes a long way to freshening up flowerbeds even in early spring when plants are small or non-existent. The mulch can be any shade but we suggest red to add a nice punch of colour.
  • Warm up that porch.
    An empty porch can look stark and cold. If you have a porch large enough to accommodate furniture, set up a welcoming grouping such as two exterior club chairs and a table or a bistro set for dining. It’s also a good idea to add some colour with plants in containers.
  • Put down new sod.
    A lawn in poor condition does not create a good first impression and is something you should consider replacing if you’re trying to sell your home. It’s a lot faster to put down new sod instead of seeding and waiting.
  • Add mature plants.
    When working on flowerbeds, adding larger mature plants is a lot easier (and in some cases, less expensive) than buying several flats of annuals, and more mature plants also tend to have a greater impact.>
  • Accessorize that home.
    Adding a new mailbox, house light and house number is a cheap and cheerful way of updating your home’s exterior. Professionally-installed accents can go a log way to making your home look perfect to potential home buyers.
  • Paint the exterior.
    Giving the exterior of your home a fresh coat of paint can do wonders for curb appeal. We suggest painting your home in the colour of homes in a more expensive neighbourhood as a great way to create the perception of quality while doing something you probably already need to do. Ask your realtor for assistance: they know which homes are selling better.
  • Replace windows.
    Replacing windows has a definite impact on curb appeal. It can make your home look polished and give the impression you’ve upgraded more than just the windows. New windows have more energy-efficient designs, and are selling points for your realtor to promote.
